Discovery Meeting

We call our initial consultation a discovery meeting because it is our opportunity to discover everything we can about you, including how you live, what your needs are today, what your needs might be in the future, and, ultimately, how to find you the perfect home. We can also introduce you to our preferred lenders to help determine how much home you can afford.

During our discovery meeting, we also want you to learn as much as possible about what to expect during the next several weeks. We will take this time to give you an in-depth education on our collaborative process and the current real estate market.

Once we have discovered everything we can about you, our search for your new home in the Kansas City area begins. We will start by discussing the different neighborhoods, schools, and pricing trends to zero in on a handful of great options. The options we present will not be limited to the standard listings most people can see online; we will also leverage our massive network of other real estate agents in the KC area to locate any “off-market” opportunities.

Setting up your personalized MLS search is a great way to view your wants and needs in today’s housing market. The beauty of our online system is that we can update and continue to tailor as we refine your vision.

Now that we have narrowed down the homes that most appeal to you, it is time to experience them live. Our office will schedule times at your convenience to visit the properties to confirm they are everything you are looking for. Our team will accompany you to the home to answer your questions and also help to determine a proper offer.

In the fast-paced Kansas City real estate market, time is of the essence, and we never want you to miss out on the perfect home. For this reason, we will review all comparable home sales together at or before the time of your scheduled showing. This guarantees you will be able to make an educated decision as soon as you see the home you love.

This is one of the most important steps in achieving your goals. We want you to get the home you always dreamed of, but we also want to make sure you pay a fair price and are fully protected. As a team, we will discuss strategies appropriate to the current market conditions. Our team will prepare a formal offer for submission to the seller’s agent based on our discussion.

It is our responsibility to work with the seller’s agent (and the seller) to get you the absolute best price possible. In any negotiation, knowledge is leverage, and our in-depth experience and continuous education allow us to always have the upper hand.

Offer Accepted - Deposit Paid

At this point, we will thoroughly examine the contract legalese to confirm you are fully protected prior to submitting your earnest deposit.

We want to make sure the home is exactly what you expect it to be. The best way to achieve this is by hiring professional home inspectors. We have carefully selected a group of home inspectors for you to choose from that will make a critical examination of the property and point out any necessary or impending repairs.

Renegotiation Based On Inspection

Sometimes homes are hiding issues. These issues should not be a surprise expense for you once you take possession. If your home inspectors identify something significant, we will begin renegotiating the contract to protect your interests.

Prior to money changing hands, we need to make sure the deed to the home is clear of any issues like tax liens, financing and that the owner is on record. This task is performed by our Title company, Platinum Title, LLC, which we will hire on your behalf to avoid any issues in the future.

Closing Day

Your home has been inspected, the title is clear, your finances are in order, and now it is time to get the keys! All of our closings take place at Platinum Title.
